Clayton Courson

Clayton brings institutional underwriting and buy-side investment analysis to owners and investors of income-producing real estate across East Texas — the same discipline he applied to hundreds of institutional deals in Dallas.

Clayton returned home to Tyler in the summer of 2026 after several years in Dallas building Highland Mayfair, the commercial real estate advisory firm he co-founded.

There, he underwrote more than $11 billion in transactions for over 50 real estate private equity firms, spanning multifamily, hotel, self storage, office, industrial, and land, across both acquisitions and ground-up development. Having sat on the buy side of hundreds of institutional deals, Clayton understands how investors evaluate risk, structure capital, and arrive at price — and he now brings that same discipline to owners and investors of income-producing real estate across East Texas.

The Difference

Institutional analysis. Local application.

Underwriting thousands of assumptions across acquisitions and developments builds a working understanding of what actually drives a deal:

  • Purchase price
  • Income and expenses
  • Financing structure
  • Debt
  • Equity requirements
  • Cap rates
  • Return thresholds
  • Renovation & capital programs
  • Development costs
  • Lease-up
  • Exit assumptions
  • Downside risk
Property Types

Experience across property types.

Exposure across property types lets Clayton compare opportunities based on their economics rather than approaching every deal from a single asset-class perspective. The questions a hotel raises are not the questions a self-storage facility or a multifamily community raises, and evaluating them side by side sharpens the analysis of any one of them.

Home Again

Back home in East Texas.

After several years working with institutional investors and private equity firms in Dallas, Clayton returned home to Tyler in 2026. At Ihrig Properties, he applies that analytical experience to income-producing properties and investment opportunities throughout East Texas.
